No More Sleepless Nights: Innovative Developer Brings Campers in from the Cold

In a bid to end the inconvenience for purchasers of camping overnight to secure a piece of land, or a house and land package, Intrapac Property has taken the innovative step towards an online bidding system process.“We trialled the online expression of interest process at our Ellarook development in Truganina after the first stage sold out with campers staying overnight,” says Intrapac Property COO Maxwell Shifman. “The online system sped up the process for everyone and made it fairer for those unable to spend the night away from home camping.”In just 5 minutes, 20 lots of Ellarook’s stage four release had received an expression of interest and were subsequently sold after customers were asked to submit their expression of interest forms by 10am on launch day. On launch morning, the Ellarook sales team contacted the people who submitted their forms – in order of time received – and gave them the chance to nominate which lot they wanted, taking a $5,000 deposit over the phone and booking a time for signing of the contract.“No forms were allowed or taken for consideration if submitted before 10am to make it fair and on a first-come first-served basis,” says Mr Shifman. “It was a smooth process as customers knew the rules a few days prior to the launch and the purchase process was clear and fair.”The biggest benefit for an online registration was avoiding camp outs, which can be difficult to manage, especially with limited blocks available, as well as inconvenient for purchasers.Where successful camp outs can result in selling out a release in 2-4 hours, the online equivalent can be much shorter in timeframe and provide developers a list of warm leads to contact for future releases. The success of the online registration process for launch day at Ellarook Stage 4 will be replicated when Stage 5, the Longan release, will go to market mid-July.
